Buying Property
Expert Conveyancing Services - From Search to Settlement
Buying a property can feel overwhelming, and the most common questions we hear are “Where do I start?” and “What should I do once I’ve found a property?”
At Karen Lambert Conveyancing, we guide you every step of the way. Starting with pre-approval for your home loan, we help you understand your budget and position yourself as a confident buyer.
Once you’ve found your property and agreed on a price, you will then provide us with a copy of the contract for careful review.
We’ll ensure all pest, building, or strata inspections are accounted for and that your finance is unconditional, putting you in a position to exchange contracts with confidence.
Before exchange, it’s essential that all negotiations are complete and any amendments are documented, as once contracts are exchanged, they become legally binding.
After exchange, we manage all necessary property enquiries, liaise with your bank or financial institution, and assist with signing and returning mortgage documents.
From contract review to final settlement, our team provides you with expert guidance and personalised service, ensuring a smooth, stress-free buying experience.
NSW Transfer Duty Calculator
In New South Wales, when you buy a property or someone transfers ownership of a property to you, you are required to pay transfer duty.
Transfer Duty
As Revenue NSW notes, you must pay transfer duty, once known as stamp duty, in NSW when you buy:
property, including your home or holiday home
an investment property
vacant land or a farming property
commercial or industrial properties, or
a business, which includes land.
You must pay transfer duty within three months of signing the contract for sale, or transfer if there is no contract.
However, settlement cannot take place if transfer duty has not been paid. This means that if settlement is earlier, duty must be paid on or before the date of settlement.
If you buy off-the-plan and you intend to live in the property, you may be able to defer the payment of your transfer duty for a further 12 months.
